Process and Purpose

Transparency, Dedication, Communication and Quality is what we strive for.

Expert Customer Service: Putting People Before Profit for Exceptional Customer Satisfaction.

At the foundation of a business lies its core principles. Above all else, as a family-owned company, we value the opportunity and ability to give back. In our opinion, a company should be far more than just a means for profit. We would be nothing without such a generous community and its people to help drive us forward. Therefore, as a way to show our appreciation and do our part in giving back, we will be donating a portion of the profit from every new job that we complete to charity. It is a small gesture of a profound thank you from us here at Tropical Pools.

The construction process, duration, and draw schedule for CONCRETE pools.

Deposit: Begin Planning Engineering & Permitting (10-12 weeks)

    • Initial site visit and meeting. Here we will go over what options you have and
get an idea of the design and budget you have in mind
    • We will provide you with a 3d rendering of the pool and space for you to
      approve.
    • After the design is approved and we receive the deposit we will begin the
planning, engineering, and permitting processes. We will also start ordering
      materials for your project.

1st Draw: Permit Issue and Excavation (7-14 days)

    • Once the permit is ready for issuance we are ready to begin the first stage of
      construction: layout and excavation.
    • The pool hole is excavated and all auger piles are drilled and set per the engineering plans.
    • After the piles are erected we will slope out the hole with crushed stone. The
hole is dug 3” deeper and a layer of rock is added to the floor at the correct
pitch to aid in steel placement and shotcrete application.

2nd Draw: Formwork, Steel Placement & Preplumbing (7-10 days)

    • All 2x formwork and steel reinforcement is placed per engineering and plan
      specifications.
    • Any necessary is completed at this time before the shotcrete process.

3rd Draw: Shotcrete Application & Backfill (5-7 days)

    • This is where the shell of your pool is formed with specialized shotcrete equipment. A crew will come in and form up your entire pool shell with 5000 PSI shotcrete. This process is very interesting to watch!
    • After the forms are stripped off the pool walls and the cavity around the pool gets backfilled with appropriate aggregate and fill mix.

4th Draw: Plumbing (5-7 days)

    • A large trench will be dug from the pool to the base for the equipment.
    • All the suction, return, and electrical lines are run from the pool/spa to the designated equipment pad.
    • All pipes will be pressure tested at the equipment pad before the final plumbing of the equipment.

5th Draw: Tilework & Coping (5-7 days)

    • Your choice of tile and ground material and color will be installed on the waterline edge of the pool, spillover area, tile delineation of the stairs and benches, and any exterior walls that require finishing.
    • Any tile mosaics will be installed at this time as well.
    • The pool coping gets installed with the tile. This material is typically the same as any decking that will be used. Marble and travertine are the two most common choices.

6th Draw: Electrical & Heater/Chiller (3-5 days)

    • Our electrical subcontractor will hook up all the necessary pumps, timers,
automation systems, blowers, and salt chlorinator systems to the appropriately sized pool sub-panel.
    • This is when the heater/chiller unit will be installed as well as any miscellaneous electric work that needs to be done in conjunction with the pool equipment.
7th Draw: Shell Prep, Plasterwork & Startup (28 days)

  • A specialized subcontractor specifically for pool plaster finish will come in, complete all necessary prep work, and apply a 3⁄8 – 1⁄2 finish to the pool/spa interior below the waterline tile. This is also another very interesting process to watch!
  • Concrete pool start-ups are very important and take a total of 28 days when executed correctly. The chemistry is VERY IMPORTANT during the first month to allow the plaster finish to cure appropriately.
8th Draw: Decking (3-5 days)

  • Once the pool itself is complete any requested paver/concrete decking will be installed.
Final Draw: Finals Inspections, Cleanup & Permit Close Out (28 days)

  • After the decking is completed, the safety net is attached and all final jobs are finished in order to close out your permit.
  • The job site is completely cleaned up and a final grade-over is completed.
